Sanatoga Village District The Sanatoga Village District was created in 1994 by the management team of Lower Pottsgrove Township, PA to guide future development. Lower Pottsgrove Township is situated in the western portion of Montgomery County, a suburban county to the west of Philadelphia, Pennsylvania. The township is historically rural in character, having served primarily as a farming community with a small village center—Sanatoga—along the High Street corridor.

See pictures of village buildings Lower Pottsgrove During the past several years, Lower Pottsgrove has experienced significant growth, much related to the completion of the Route 422 Bypass—providing improved access to employment centers in Philadelphia and King of Prussia. This change prompted the transformation of the area. During this period of growth, the historic character of High Street—the “Main Street”—of the township—has also been subject to development. High Street is one of Lower Pottsgrove Township’s principal arterial roads, forming a transportation and quasi-commercial corridor through the center of the township. High Street provides direct access to commercial centers and individual businesses both in and outside of the township. Much of the township’s image as a place to live, work, and shop is formed as one drives along High Street. These changes prompted the creation of the Sanatoga Village District. The Village District The Village District is the residential and commercial center of the township. Retaining the historic character of the area is the primary goal of the district. By providing unified streetscape elements such as paving, landscaping, lighting, and signage, the village plan encourages compatibility between new construction and neighboring existing buildings. The success of the design was validated with the receipt of the 2002 Planning Merit Award for excellence in planning and design. The district is composed of five distinct functional areas:
The Village Center One of the main functional areas of the district is the Village Center. Located at the intersection of High Street and Pleasantview Road, the village center is the heart of Lower Pottsgrove and the entire Sanatoga Village District. As a typical crossroads, it includes a number of uses: the post office, fire hall, shops, and most recently the Rite Aid Drug Store. Pleasantview Road, which intersects with High Street and forms the crossroads, is a secondary road linking the corridor with more-recently developed areas to the north and river area to the south. Sanatoga Village Properties are located at the center of the Village Center situating the properties at the direct center of the historic crossroads and at the primary traffic intersection of the village.
The following are samples of representative buildings located in Sanatoga Village. The architecture and design are characteristic of the historic nature of the village.
Continuity with the village is provided by the use of stone and the street lighting and illustrates the attention to design touches and detail.
